Project Overview
High Barnet Place is a residential-led brownfield redevelopment located on a 1.45-hectare linear site adjacent to High Barnet Underground Station within the London Borough of Barnet. Submitted under planning application reference 25/2671/FUL, the proposal involves the demolition of existing surface car parking, self-storage containers and industrial buildings to make way for 283 residential units (Use Class C3) together with 609 square metres of flexible commercial floorspace (Use Class E).
Designed by JTP Architects and Masterplanners on behalf of a joint venture comprising TTL High Barnet Properties Limited, London Underground Limited, Places for London Limited and BDW Trading Limited (Barratt London), the masterplan introduces five distinct buildings (Buildings A-E) ranging in height from 4 to 11 storeys.
The development responds to the site's pronounced topography along the northern slope of the Dollis Valley, where ground levels fall from 116.7 metres Above Ordnance Datum (AOD) at the north-western boundary to approximately 98.0 metres AOD towards the south-east. Building A (The Prow) forms an 11-storey landmark adjacent to the station entrance, distinguished by its triangular footprint and articulated brick crown. Building heights step down through the central elements (Buildings B, C and D) towards Building E (The Gateway), an 8-storey building marking the southern entrance to the development. Landscape proposals by Levitt Bernstein introduce a new public Station Square, an enhanced woodland pedestrian route and extensive street tree planting along the Barnet Hill (A1000) corridor.
Given the scale of the proposed development and its relationship with the surrounding townscape, a comprehensive suite of Accurate Visual Representations (AVRs) was commissioned to support the Townscape and Visual Appraisal (TVA) prepared by Lichfields. Verified views were produced to assess the proposal's massing, architectural materiality and relationship with the surrounding urban environment, key heritage assets and identified local view corridors.
Planning and Heritage Context
The site is allocated for mixed-use redevelopment under Site Allocation 37 of the Barnet Local Plan 2021-2036 (adopted March 2025) and aligns with London Plan (2021) Policies H1, D3 and D9, supporting brownfield intensification and the delivery of well-designed tall buildings.
Although the application site contains no statutory heritage designations, it directly adjoins the locally listed Victorian High Barnet Station building and lies approximately 220 metres south-east of the Wood Street Conservation Area. Other nearby heritage assets include the Grade II* Listed Church of St John the Baptist, the Grade II Listed Tudor Hall, the Grade II Listed Everyman Cinema, and the Grade II Listed Church of St Mark. The accompanying Townscape and Visual Appraisal (TVA) prepared by Lichfields assessed the proposal from a series of representative viewpoints, including View 4 from King George's Fields, requiring verified visual representations to support the evaluation of the development within its surrounding townscape and heritage context.
Eye-kon' s Involvement
Eye-kon was appointed to produce a comprehensive suite of 18 verified viewpoints in support of the Townscape and Visual Appraisal (TVA) and Heritage Impact Assessment. The commission included both Type 4 Accurate Visual Representations (AVR Level 1 wireline views) and AVR Level 3 fully rendered visualisations, prepared to illustrate both summer (in-leaf) and winter (bare-branch) seasonal conditions.
Production Process
1 | Photography and survey
High-resolution baseline photography was captured using a full-frame digital camera equipped with 24 mm tilt-shift and 50 mm fixed focal length lenses. The camera was mounted on a levelled tripod at a standard eye-level height of 1.65 metres above ground level. Fieldwork was undertaken during favourable weather conditions in October 2024 to capture the summer baseline and again in January 2025 to record winter, bare-branch conditions. At the same time, a specialist survey team established between 15 and 25 surveyed control points for each viewpoint using total station and sub-centimetre GNSS equipment, referenced to the Ordnance Survey National Grid (OSGB36) and Ordnance Datum Newlyn.
2 | 3D modelling and camera matching
Architectural models supplied by JTP together with landscape information provided by Levitt Bernstein were imported into Autodesk 3ds Max. To eliminate floating-point precision issues associated with large Ordnance Survey coordinates, the internal scene origin was translated to a local reference point while maintaining full survey accuracy. Virtual cameras were calibrated using a proprietary resection workflow, matching the original focal length, principal point, pan, tilt and roll of each physical camera. Alignment was verified against the surveyed control points, maintaining a maximum mathematical displacement of less than 2 pixels across every verified view.
3 | Material and lighting calibration
Lighting conditions were recreated using the V-Ray Sun and Sky system, calibrated to the site's geographic location together with the date and time recorded in the original camera EXIF metadata. Architectural materials, including red and orange facing brickwork, lighter red brick detailing, Glass Reinforced Concrete (GRC) elements, horizontal corduroy brick banding, and powder-coated green and brick-toned metal balcony balustrades, were carefully developed to accurately reflect the specified architectural materials. Atmospheric haze and distance attenuation were also calibrated to reproduce the environmental conditions visible within the baseline photography.
4 | Verified view production
The final imagery was composited in Adobe Photoshop in accordance with Landscape Institute Technical Guidance Note 06/19. Ground clipping, existing vegetation, street furniture and boundary features were integrated with sub-pixel accuracy to ensure faithful alignment between the photography and the proposed development. The completed package included AVR Level 1 wireline views, illustrating the proposed scale and massing, together with AVR Level 3 photorealistic views communicating architectural materials and the proposal's relationship with the surrounding streetscape under both summer and winter conditions.
